Opted for this guest house because it was advertised as Bed & Breakfast with parking, and because of some reviews. Where these people were staying, wasn't at this guest house. The parking is in the street, if your lucky enough to find an empty slot. There was no breakfast. In fact, we didn't even see a dining room. The hallway appeared reasonably decorated as we were let in by the landlord, who appeared quite amiable, informing us that he was in his 80's and that he'd been in the property for 36 years or so. However, he became somewhat aggressive when asking for the (cash) payment. (Some sort of tax dodge?) Our room; if it wasn't for the clean bedding, I would have demanded my money back. The walls were grubby and showed signs of damp with bubbling and curling wall paper. The decor in the bathroom was a mirror image of the bedroom, and the electric showers casing was held together with paper masking tape. The trim around the shower tray was in desperate need of repair. Both of which are shown in photos. Basically, the upstairs showing the same age as the landlord. The only good thing, was the meal we had at the local Black Pug public house.

Firstly. If you are coming here then read the booking beforehand. You pay cash on arrival. If youre not going to preempt this then you will probably be upset and let it overshadow the rest of your stay! so think ahead like I did and be pleasently surprised at your experience. Stayed 1 night as was at a concert at WarwicK Castle. Which is 10 minutes walk away so perfect. Parking was fine outside. Room was absolutely fine for the cost. Clean and spacious. Couldnt fault it for the cost. Owner was nice enough. Not sure on the previous reviews on him. ! Just be a nice person and he is nice back. This place proves to me that the majority of people on Tripadvisor are just there to pick fault - Just go and stay in your Travelodge and leave these Guest houses to people that appreciate them. Great stay. Would recommend if you have the right expectations!

This is an absolute nightmare of a place. Posters on walls of ratings from 2004 to 2012 - no current hygiene certificates. Room 6 is one to avoid. Cobwebs and fungus in the room. Massive damp patch in ceiling in reception that looks unsafe. Should have read reviews before going there. The whole place like smelt like grease fat and damp. Decorated back in 70s and not updated apart from the double glazing. Stair handrails all dirty. Owner was rude and demanded cash on arrival or no stay with no receipt given or made available. Linen was clean but not updated in many years and was looking grubby. Shower cubicle was in the bedroom, door was filthy and shower not cleaned and dirty. Definitely not visiting again.

Room was cold heaters were sporadic room was dusty. Shower cubicle in the main room with no privacy and was unclean. Blinds instead of curtains. The smaller bed was knackered with springs bursting through. Main door was a glass door with a shabby curtain to give some privacy except for the green light bleeding through in the night from the fire escape sign. Toilet room was pokey sink was on the brink of coming off the wall and only rationed to one bog roll. Breakfast was not the best and we had to give our orders the night before which is strange. Just hope he was not cooking it the night before and reheating stuff in the morning. If you do have to stay here avoid room 6.

This is the most low basic accommodation I have been to.there was no mention of it being unfit for disabled,we were put on the top floor.The stair case was so steep I had to go up on my hands and knees.The room was very dusty and to our surprise the en-suite was a shower cubicle at the foot of the bed.The bed was very old and the mattress was so lumpy.the tv reception was poor,the room was very cold when we arrived.the heating was hit and missed we paid for 2 nights but left after one.The furniture was very old and passed its best,the one chair was broken.would not recommend

Lovely owners very polite and attentive to our needs. Beds were lovely and comfy. Room was clean and tidy ensuite was clean. There was free tea and coffee. All in all a very pleasent place to be. Will definetly be back

We can’t comment on the rooms or anything else as we didn’t get past the completely obnoxious, rude owner. We were made to feel as welcome as a wart on the nose so we left and will NEVER return. We were unaware of the cash only rule and question why this is policy in this day and age anyway 🤔 That situation could have been easily remedied though if the owner had been even the slightest bit accommodating. We will visiting Warwick regularly to visit family in the future but rest assured this guest house will not be on our list 🤬🤬 We note that some reviewers had a good experience and are complimentary about the owner so who knows why we had such a different experience but I have never before felt so upset and disgusted with a hotel/guest house proprietor.

Relatively cheap and great location, close to the Warwick train station and St Nicholas park in a safe and quiet neighborhood, although the castle is quite a walk away but for tourism it's a nice stroll. There were cobwebs at the entrance which isn't a good sign and as expected the room wasn't very clean, a flat screen TV and DVD player was also mentioned in the description and even if I didn't intend to use it for more than background noise while showering or whatnot it surprised me to find an old CRT TV instead. The electrical plug didn't work anyway and used the only other available to charge the camera battery, not completely sure if it was safe to do so. Good bathroom and water pressure though, expect some time for warm water not unlike most old houses. Receptionist was an odd character, asked some personal questions but never wanted to talk about himself. After check out asked if he could do something for me and immediately assumed I wanted to use the restroom which he said I couldn't, I said actually I wanted to fill my water bottle, grabbed it and dissapeared into the kitchen while mumbling something, when he came back said that he was under stress with many clients although I only saw one couple, told him not to worry and it was ok and hopefully he has solved whatever he had going on.
