For what would probably be considered a mid budget in India, this place is perfect and provides all you need. Joan and Godfrey provide a warm welcome and make everything you need to do, easy. They offer a very reasonably priced laundry service and there is off road parking on site. Water in the rooms is piping hot and never runs out. There is no AC but a powerful ceiling fan kept me cool on the hottest of days. The property is only a short walk from the beach and bar area and central to a yo-you want to see or do in Anjuna. There are many restaurants and bars within close walking distance. That said, this place is always quiet and peaceful, morning to evening. A lovely relaxing place to stay in Goa.

Down a quiet side road close to the main cross roads in Anjuna village, it’s 5 minutes walk to shops and bars and 15 mins to the beach. (Anjuna is quite spread out) We booked for 2 nights but as soon as we arrived we asked if we could stay longer. The guest house is well run by Joan and Godfrey who both speak perfect English. Our room was large, very clean with balcony and fridge. Fan only but we were cool enough at night. I’d have given 5 stars but the only slight negative was a couple of night time disturbances from packs of local dogs who gather near the property. The price was fair and we enjoyed our stay and would definitely return.

We have been visiting Arjun Villa for the last 10 years or so and we return time and time again because it is the most amazing guesthouse. Joan and Godfrey are the most loveliest and hospitable owners ever. They welcome you with open arms, are extremely friendly and helpful. The guesthouse is perfectly located within walking distance of shopping opportunities, restaurants, the beach, the local bus and taxi rank. The rooms are super comfortable with a private bathroom, hot water, large fridge and freezer, electric kettle, cups, plates, towels, bed linen and also a ceiling lift. The guesthouse is calmy located behind a high gate and it is beautiful with its own terrace, lots of flowers and trees and you can enjoy sitting outside and relaxing. And then it's extremely super clean, there see free wifi and we've never experienced anything negative - so of course we'll come back, as we've done year after year. Can 110% recommend this place, it's unique, comfortable and incredibly cozy. Visit them, you won't regret it.

We stayed in April and May 2023 this was one of the best places we have stayed. It is the most cleanest also. Joan and family are amazing and so accommodating. Many thanks for a great stay and hope family are all well. Sorry we didn't review earlier.
