While we did enjoy our stay and used the hot tub, all was clean and usable. However breakfast was subpar at best. Same thing every morning we were there. Never a change in the hot foods or variety of any kind. Same yogurts, cereals and breads. Even though cream cheese was there for bagels and there was sign about boiled eggs which never were an option. Also things were heated in a microwave, not cooked or even rewarded on a hot grill of any kind.

The hot tub was great . When I got back to my rooms the trash was not taken out. The beds were not striped down for clean bed sheets. Went down to front desk to let them know. About 20 min later cleaning came cleaned my room. Asking for refund of 401.08

******* rejected my card even though it was fully funded and valid. I was providing lodging for someone. I wanted to do it digitally but unfortunately I end up having to go to the motel and pay them in person. Not too happy.

We stayed here for KU parents weekend because there were no hotels closer to Lawrence when we booked. Because there was also a race, the price was ridiculous. $885 for two nights. Yet for our nearly thousand dollar stay, we did not have an ounce of warm water for the entire duration of our stay. We tried showering in the morning and in the evening and never once had warm water. I let the front desk know about the problem, for which I was issued a brief apology, nothing else. He also let me know that it was a continuous problem that had been serviced the day before. If you know you have an issue with hot water, and a guest notes it’s an issue during their stay, some type of refund is warranted. I do not recommend.

Great place to stay for the Renaissance Fair. It is a very short drive from the fair. Restaurants are nearby. The Hotel was clean and the staff was friendly.

Staff were great. Room was very good and clean. Bed was ok. The hallways had a smell but room was fine. Breakfast was very good.

The property looks nice on the outside but the room smelled and the restroom was not in good shape. The tub was chipped in a few places and the pipes going into the toilet were rusty and there was a hole in the wall behind the toilet. The exhaust fan did not work well and we could not open the window because it was sealed with a board and there was no screen on the windows. With a little investment, this place could be really nice.
