We had booked the room one week before. I went to this resort with my family friends and I was completely embarrassed because of the rooms. Pros: 1) Hospitality of working staff(please make a note I have mentioned about working staff and not about manager and owner.) 2)Lot of space available for children to play. Cons: 1)There are rooms available for 4 or 6 people only. Couple rooms are very less and not at all pleasant. 2)Although the charges are same all rooms are different. If the good rooms are available still they will not give you those rooms.One of my room was in the Kulpe bhavan building which was the worst resort room I have ever seen. 3)If you are going on weekends then don't even consider the swimming pool because pool is very small(not also enough for 5 people) and resort consist rooms which can occupy atleast 30-40 people. 4)If geyser present then there is no tv. If tv exist no network. The major attraction is beach which is not so clean.

Rooms are okayish. There are several rules about what to eat and where to eat and when to eat. However they themselves are not following any time line. Lunch was served after 2 pm and dinner after 9 pm, morning tea 8am. Food is also not what you expect in konkan rather its more like the one you get in restaurants. OIly and spicy veggies.

Very bad experience with Kulpe Farmhouse. Room cleaness was so dirty. Sufficient bed is available but no cupboard for bags and cloths. Blanket and towel was not clean. Once you forget any valuable in the room. They not return to customer. I am suggesting please don't final for any picnic. Booking staff is talking very rud with customer.
