My family has stayed here several times in the last 25 years. The last trip in July of 2025 we were very disappointed to see how run down the resort got since our last visit. The rooms are run down, filthy, unbelievable number if bugs and spiders lack of any apparent pest control by the amount of spider excrement covering every inch of the building and walkways just gross. AC kept breaking down. Pool dirty unusable. Hot tub even grosser. They are selling I was told. Either keep it up or quit occupancy until it sells. We were there for a big milestone birthday for our twins. We tried not to let it affect us but this was the worse time share we ever stayed in. So sad how ran down its gotten since our first visit 25 years ago.

Thought we were booking the lock off unit, but were informed we actually booked the older units. 1st unit had water across the sidewalk, they did change us to another very small 2 bedroom that was very dreary. Not what we wanted to have to celebrate anniversary & a birthday. The inside waterpark is now used by all the public at a cost for anyone going to it. Wasn't that way when we stayed in lock off units years ago. Didn't stay, lost our points & exchange cost but drove another 4 hours to great resort.

Check your unit out completely, pull your sheets back and check everything out first before unpacking. Make sure floors and carpet are clean. We had blood and fresh food stains on our bedding in both rooms.

It started very good. Got there around 430 Saturday morning and left Monday check out time. Long story short I left two firearms and my sis left a laptop in the unit. There was alot of kids so the firearms where inside a shelf away from the kids. Some how it wasn’t packed I called them 3 hours after leaving hoping they would have them or gave them to the sheriff department but they claim they do not have them. Talked with hunter jones he was not helpful and I feel he might be coving up for the thieves.my wife spoke with the general manager Steven she said he seems like he might get to the bottom of this but I’m thinking going to the news . Those guns were sentimental . Those people there can not be trusted

The grounds were beautiful clean and well maintained activities on property were maintained and the clean water park was fabulous and for the Seniors there were plenty of things to do the resort houses were spotless clean and fresh top to bottom they had no mops in the house the housekeepers came and mopped our floors now that’s service. I will certainly be back with more family and friends. Thanks to Hunter and the entire crew.❤️

Would not recommend to anyone they have 2 totally different standards of accommodation one good one bad, and when i say bad it is small and below the standard I am entitled to, facilites in unit are poor old and need replacing

Where to start? Checkin very late Saturday night, great experience. Staff was friendly, gave suggestions of local places to get donuts and gave us all the material on the property. At that point they told us that the water park is only open on the weekends. No where in the email confirmations or website did it say this. So we drove from Illinois to stay at a waterpark family resort in Texas where the waterpark is closed Monday through Thursday. It reminded me of the Grizwolds, “sorry folks parks closed”. Looks like we’ll go to the waterpark Sunday because we had plans the following Friday and check out the following day. Next up, we unload everything into our room, and who doesn’t like a few roach friends? At this point it’s 12:00am and we’re exhausted so we just slept in the roach room. We got moved the next morning to a different building with an I’m sorry, here’s your keys. Upon getting into the next room, while a step up it was still pretty dirty. Baseboards had a dirt on them that was scuzzy looking but it wasn’t unlivable conditions, just proceeded with caution conditions. I was kind of expecting to grab coffee that morning in the kitchen with the roaches from M.I.B. At this point. It wasn’t until check out the last day that our little friends revisited us in the new room. It was at this point I was glad we were leaving and not going back.

The unit was not ready by the booking time There is no countertop space in the "full" kitchen. There is a mini kitchen in the bedroom ???!!! There are two master bedrooms in the unit!!!

Fair, took for forever to check in made the 2 hour drive over with 3 young kids needed to use restroom was ready to get settled ! Finally got checked in then one of the guest services member starts asking me if I want free water park tickets and cash..?! I was ready to get to villa and said yeah sure why not then I had to pay for 5 tickets upfront to water park and 50 to reserve a spot for presentation again I was ready to get out of there!!! Didn’t use 2 of the 5 passes and no refund ! outside pool broke down a day, truck loads of families showed up the day the pool was open, staying in 2 bedrooms with 19 kids ! indoor water park to crowded, bought advanced tickets and still waited an hour! Booked 3 nights and came home the 3 rd day. This place is good for a day trip or maybe 2 anymore than that I would not recommend!

Coming here was a HUGE mistake and I want my money back. Toilet had feces in it and would not flush. Refrigerator was moved to the middle of the kitchen floor SPIDERS EVERYWHERE I was in what they call the Presidential suites. LOL not even close. I had to sweep and clean the room so my children felt safe to fall asleep. I called the front desk and they sent someone to “see” well they saw and said “at the water there are spiders”. Not acceptable. A room for over $250 a night you’d expect a flushing toilet and bug free at minimum Pictures included are of a single spider to try and find what kind they are. Literally spiders hanging down and hitting in the face when you walk outside
